General Disclaimer
What Landlodz is
Landlodz is a land use application service. A SACPLAN-registered town planner is assigned to your matter, prepares your application pack under the Spatial Planning and Land Use Management Act 16 of 2013 (SPLUMA) and the applicable municipal land use scheme and by-laws, and lodges it with the responsible municipality. Landlodz does not operate a client dashboard or self-service portal: your assigned planner keeps you updated directly by email and WhatsApp.
No guarantee of municipal approval
The decision on any land use application - rezoning, consent use, subdivision, departure, removal of restrictive conditions or an appeal - rests solely with the municipality, its delegated official or the Municipal Planning Tribunal. Landlodz and your planner cannot and do not guarantee approval, a particular condition of approval, or a particular turnaround time. Municipal timeframes, public participation outcomes and objections are outside our control.
Information accuracy
Information shown on Landlodz is provided for general guidance. While we take reasonable care, government records, municipal records and Deeds Office registrations may change without notice and we cannot guarantee completeness or timeliness.
Property data sources
Landlodz pre-fills basic property information using Google Maps geocoding and publicly available South African Deeds Office records. Landlodz does not maintain a live connection to any municipal GIS, planning or cadastral database, and Landlodz does not generate or issue zoning certificates. The official zoning certificate for your property is ordered from the responsible municipality by your assigned SACPLAN-registered town planner and is the only legally authoritative source for zoning, rights and development parameters. Do not rely on platform-displayed information for binding decisions until your planner has confirmed it against the official certificate.
Not a survey, valuation or conveyancing service
Landlodz does not carry out land surveys, does not produce new SG diagrams (existing SG diagrams are retrieved from the record - a new survey requires a licensed professional land surveyor), and does not provide property valuations, investment advice or conveyancing services. Engage a professional land surveyor, valuer or conveyancer for those services.
Automated drafting assistance
Landlodz staff use automated drafting and summarisation tools to help prepare client and municipal correspondence. These are drafting aids only: they do not generate submitted application content autonomously, and no decision affecting your legal position is taken by an automated system. A registered town planner reviews, edits and personally sends every communication and every document that leaves Landlodz. You may request human review of any output you believe is incorrect.
Legal and Professional Advice Disclaimer
Not legal advice
Planning guidance, zoning interpretation and regulatory references provided through Landlodz do not constitute legal advice and do not create an attorney-client relationship. Consult a qualified attorney for legal matters relating to property transactions, servitudes, restrictive title conditions or disputes.
Not financial advice
Property data, municipal valuations and development-potential commentary are informational only. They do not constitute financial or investment advice under the Financial Advisory and Intermediary Services Act (FAIS). Landlodz is not a financial services provider.
Limitation of Liability
