What Is an Erf Number? South African Property Identifiers Explained

An erf number is the unique reference number assigned to every registered urban property in South Africa. It is how the Surveyor-General, Deeds Office, municipality, conveyancers, town planners, valuers and SARS all identify the same piece of land.

What Is an Erf Number? South African Property Identifiers Explained

Erf numbers come from Dutch and Afrikaans usage and have been part of South African land administration since the Cape Colony in the 1600s. Today every urban erf in the country - residential, business, industrial, institutional or special - has one.

    01

    Erf number anatomy

An erf number has three parts: the word 'Erf', the unique number, and the township (or 'extension') in which the erf sits. Example: 'Erf 4521, Sea Point' or 'Erf 187, Sandton Extension 13'.

Together those three components uniquely identify the property nationwide. Two properties can have the same erf number if they are in different townships - 'Erf 4521, Sea Point' and 'Erf 4521, Rondebosch' are different properties.

Erf vs stand vs farm number

An erf is a registered urban property in a proclaimed township. A 'stand' is the same thing, mostly used in Gauteng and KwaZulu-Natal vernacular - the legal term in those provinces is still erf. A 'farm' is an agricultural property registered with the Surveyor-General with a farm name, farm number and portion (e.g. 'Portion 3 of the Farm Welgevonden 234'). Smallholdings outside townships are usually farm portions, not erven.

    03

How to find your erf number

There are five quick ways to find your erf number: read it off your title deed (first page), read it off your municipal rates account (top of statement), look it up on the municipal GIS viewer by address, search the Deeds Office via WindeedSearch or Lexis Convey for a small fee, or ask your conveyancer.

    04

    Why your erf number matters

Every land use application, building plan, rates query, valuation roll objection and zoning certificate request is filed by erf number. Get the erf number wrong and the application is rejected. Always read it off the title deed rather than relying on memory or a neighbour's account.

    05

    Erf number formats by province

There is no national standard format. Most municipalities use a simple integer (e.g. Erf 1234). Some use a hyphenated reference for extensions (Erf 187-13). Cape Town often uses long six-digit numbers (Erf 100024). Always copy the format exactly as it appears on the title deed.

    06

Erf number vs stand number vs portion vs deeds number

South Africa inherited four overlapping ways of identifying a piece of land. Knowing which one to quote saves hours at the deeds office, the bank and the municipality.

Erf number - the formal township parcel identifier used in metropolitan and urban townships. Format: 'Erf 1234, Sandton Township, Registration Division IR, Gauteng'. The erf number is what every zoning certificate, municipal rates account and building plan uses.

Stand number - older and informal. In some Gauteng townships 'stand' and 'erf' are used interchangeably. The deeds office accepts both on transfer documents in those townships.

Portion - a sub-division of a farm or a parent erf. Format: 'Portion 12 of Farm Vergenoegd 234, Stellenbosch'. Used in agricultural and peri-urban contexts.

Deeds office property reference (T-number) - the registration number under which the property is recorded at the deeds office. Conveyancers use this; you almost never need to quote it directly.

    07

How erf numbers are issued and how they change

Erf numbers are issued by the Surveyor-General of the relevant province when a new township is proclaimed or an existing erf is subdivided. The number is unique within that township but not across the country - there are dozens of 'Erf 1' entries across South Africa, distinguished by the township name and registration division.

Erf numbers do change. When you subdivide an erf, the parent erf number is retired and new numbers are issued for each portion. When you consolidate two erven, the two parent numbers are retired and a new combined erf number is issued. Your title deed, zoning certificate and municipal rates account all get updated.

If your erf number has changed and your conveyancer or bank is using the old one, request a fresh zoning certificate and rates account to confirm the current number.

    08

Using your erf number for property research

Once you have the erf number, you can pull every public record about the property: the title deed (Deeds Office for R75-R150), the zoning certificate (municipality, R150-R650), the rates account history (council finance department), the building plan history (council building control), historic aerial photography (CD:NGI or Google Earth Pro), the surveyor general diagram (SG online) and any registered restrictive conditions.

The Landlodz property search takes an address or erf number, pre-fills the parcel location from Google Maps and matches it against the relevant land use scheme so your assigned SACPLAN-registered planner can order the official zoning certificate from the municipality and prepare the application pack - without you having to chase multiple departments yourself.

    Municipality-specific notes

    • Cape Town

City of Cape Town uses the Municipal Planning By-Law (MPBL, 2015) and the Development Management Scheme (DMS). Applications run through the eDevelopment Application Management System (eDAMS).

    • Johannesburg

City of Johannesburg operates under the Municipal Planning By-Law (2016) and the Joburg Town Planning Scheme. Applications lodge via the JoziPlan online portal.

    • Tshwane (Pretoria)

City of Tshwane uses the Tshwane Town-planning Scheme (2008) under the Land Use Management By-Law. The Spatial Planning division handles intake.

    Frequently asked questions

How do I find my erf number?+

Easiest source is your title deed or municipal rates account. You can also look it up on the municipal GIS viewer for free.

Is an erf number the same as a stand number?+

Yes, in practice. 'Stand' is vernacular Gauteng/KZN usage; the legal term is erf.

    What is a township extension?+

When a township is expanded with new erven, the new area is registered as an 'extension' to the original township - e.g. Sandton Extension 13. The erf number must always be quoted with the extension.

    Can my erf number change?+

Yes, but only on subdivision or consolidation. When you subdivide an erf, the original number falls away and new erf numbers are issued by the Surveyor-General.

    What is a farm portion?+

Agricultural and many smallholding properties are registered as portions of named farms (e.g. 'Portion 4 of the Farm Klipfontein No 234'), not as erven in townships.

Can two properties have the same erf number?+

Yes, but only across different townships. Erf numbers are unique within a township and registration division - so 'Erf 1, Sandton' and 'Erf 1, Rosebank' are different properties. Always quote the township name.

What is a registration division on an erf number?+

The registration division is a regional code used by the deeds office and surveyor general. Common examples: IR (Gauteng), IQ (Gauteng), JR (Mpumalanga), JT (Limpopo), CD (Western Cape). It appears on title deeds and SG diagrams.

Does subdividing my property change the erf number?+

Yes. The parent erf number is retired and the surveyor general issues new numbers for each new portion. The new title deeds, zoning certificates and rates accounts use the new numbers.

How do I find the erf number from an address?+

Use a free municipal GIS viewer (Cape Town Map Viewer, JoburgGIS, Tshwane GIS Online, eThekwini eGIS) and search by street address. The erf number appears on the parcel attribute panel. Alternatively, your municipal rates account always quotes the erf number.
