How it works

From first call to municipal decision.

A registered town planner drafts your SPLUMA-compliant pack, lodges it with your municipality, then keeps you updated at every step. Here is exactly what happens, and when.

    1

    Book a free consult

Tell us about your property in a short four-part form. It takes a few minutes.

    • Your contact details, so a planner knows who to reach
    • The property and what you are trying to do - not sure which application you need? Leave it, the planner will confirm
    • How and when you'd like to be contacted: phone, WhatsApp or email
    • Check your details and send. You get a confirmation email straight away
    2

    Talk to a planner

A registered planner contacts you and works out the right route for your property.

    • Which application you need - or whether you need one at all
    • Whether a pre-purchase property report makes sense first
    • The municipality's route and what it will ask for
    • The exact Landlodz fee, before you commit to anything
    3

    Pro-forma invoice and payment

Landlodz emails you a pro-forma invoice. Nothing starts until you have paid it.

    • The invoice shows the fee for each service and stays open for 14 days
    • Pay by EFT into the Landlodz company account on the invoice, with your invoice number as the reference
    • Work begins once the payment reflects and has been verified
    • A final invoice follows once payment reflects
    4

    Intake and drafting

Your planner gathers what the application needs and drafts the full pack.

    • We pre-fill zoning, erf and parcel data where the municipality publishes it online
    • Your planner tells you which documents are still needed and how to get them
    • A SPLUMA-aligned motivational report, site development plan, supporting documents and municipal forms
    • Drafted to your municipality's own land use scheme and by-law
    5

    Verification and lodgement

Nothing leaves Landlodz until a planner has checked it.

    • 12-point planner verification of the whole pack
    • Lodged directly with the metros
    • For every other local, district or rural council, we first confirm that council's lodgement route and requirements, and tell you before anything is filed
    • The municipal application fee is confirmed in writing first and invoiced at cost
    6

    Follow-up to decision

Your planner stays on the matter until the municipality decides.

    • Responds to every comment and request for information from the municipality
    • Keeps you updated by email and WhatsApp at each stage
    • Tells you the outcome as soon as the decision is issued
    • If the decision goes against you, we can lodge a formal appeal for you

    Before your consult

    Helpful to have ready.

None of this is required to book - your planner tells you exactly what is needed for your application.

    • The property address or erf number
    • A short description of what you want to do with the property
    • Any plans, approvals or letters you already have from the municipality
    • A copy of the title deed, if you have one - if not, we can retrieve it for you

    Title deed copy R 399, SG diagram R 250.

    Not ready to apply yet?

If you are still deciding whether to buy, sell or develop, start with a pre-purchase property report: a planner's written opinion on what the property allows, which applications your plan would need, and the risks. From R 5 000.

    Questions

    Common questions.

Do I need to create an account?

No. You book the free consult with your contact details only, and your planner keeps you updated by email and WhatsApp.

How long does an application take?

It depends on the application type and on the municipality, which sets its own timelines for advertising and decisions. Your planner gives you a realistic estimate for your property at the consult.

What if I'm not sure which application I need?

That's what the free consult is for. Leave the application type empty in the form and the planner will confirm it - sometimes you don't need an application at all.

What if the municipality refuses the application?

Your planner explains the decision and your options. If you want to challenge it, we can lodge a formal appeal for R 5 160.

    Who do I pay?

Only Landlodz (Pty) Ltd, by EFT into the company account shown on your Landlodz invoice. Planners never invoice you or take payment in their own name.

More detail on fees, invoices and refunds is on the pricing page.
