    Title Deed Copy - R399

A title deed is the registered document that proves who owns a property and records the conditions, servitudes and restrictions attached to it. Banks, conveyancers, municipalities and town planners all ask for it - and most owners only have a copy sitting with their bond holder.

Landlodz retrieves a copy of the registered title deed from Deeds Office records for R399 and emails it to you. We do not issue new deeds and we do not replace a lost original - a copy of the registered deed is what almost every application, sale or planning submission actually needs.

Three ways to get a copy of a title deed

    Option
    At a Deeds Office
    What you need
You need the erf number and township (not the street address) and the owner's full names and ID number
    How it works
An official at the information desk helps you complete the form and you pay at the cashier. Deeds Offices do not give out information by letter or phone.
    Option
    Online through DeedsWeb
    What you need
A search on the Deeds Office's online system, deeds.gov.za
    How it works
    You search the records yourself.
    Option
    Ordered from Landlodz
    What you need
Owner details, province and municipality. The erf number helps but is not required
    How it works
R399, emailed to you as a PDF, usually within 1–3 working days of proof of payment.

    What we do

    • Confirm the correct registered owner and property description before we search
    • Retrieve the registered title deed from Deeds Office records
    • Email the deed to you as a PDF
    • Flag any restrictive conditions that could affect a land use application
    • Bundle with an SG diagram for R600 if you need both

    How it works

    1. 01Request. Complete the short form - owner details, province, municipality and (if you have it) the erf number.
    2. 02Pay by EFT. You get a reference number and our banking details on screen. Email proof of payment to consult@landlodz.com.
    3. 03Retrieval. We search Deeds Office records and confirm we've matched the right property.
    4. 04Delivery. The title deed copy is emailed to you as a PDF.

    Frequently asked questions

How much does a copy of a title deed cost in South Africa?+

Landlodz charges R399 for a title deed copy retrieved from Deeds Office records, or R600 bundled with an SG diagram. There is no VAT - Landlodz is not VAT-registered.

How long does it take to get a title deed copy?+

Usually 1–3 working days from receipt of proof of payment, depending on how quickly the Deeds Office record can be matched to the property.

    Can I get a title deed for a property I don't own?+

Deeds records are public record, so a deeds search can be requested by anyone. What we cannot do is order documents that require the registered owner's authority, such as a municipal zoning certificate.

What if I've lost the original title deed?+

A copy from Deeds Office records is enough for most purposes, including planning applications. Replacing a lost or destroyed original is a different process: a conveyancer applies to the Deeds Office for a certified copy under Regulation 68 of the regulations under the Deeds Registries Act, 1937. We'll tell you honestly if that's what you actually need.

Do I need a title deed for a land use application?+

Yes. Every SPLUMA application - rezoning, subdivision, consent use, departure - requires a copy of the title deed, and the restrictive conditions in it often decide which application you need.
