    The service

    What the bundle is

Most planners and conveyancers ask for the title deed and the SG diagram together: the deed shows who owns the property and the conditions on it, and the diagram shows its surveyed boundaries.

A title deed is the registered document that proves who owns a property and records the conditions, servitudes and restrictions attached to it. Banks, conveyancers, municipalities and town planners all ask for it - and most owners only have a copy sitting with their bond holder.

An SG diagram is the Surveyor-General's approved diagram of a registered erf: its boundaries, beacons, dimensions and extent. It is the document municipalities, planners, architects and conveyancers use to confirm exactly what land is being dealt with.

    Included

    What the fee covers

    • Retrieval of the registered title deed from Deeds Office records
    • Retrieval of the approved SG diagram from Surveyor-General records
    • A check that both documents match the right property
    • Both documents emailed to you as PDFs
    • Any restrictive conditions in the deed that could affect a land use application are flagged

    Not included

    Billed separately

We tell you about each of these before it is incurred.

    • Replacing a lost or destroyed original deed - a conveyancer applies to the Deeds Office for a certified copy
    • Documents that need the registered owner's authority, such as a municipal zoning certificate
    • A new survey where no diagram exists - that needs a licensed land surveyor

    Questions

    Common questions

How much does a copy of a title deed cost in South Africa?

Landlodz charges R399 for a title deed copy retrieved from Deeds Office records, or R600 bundled with an SG diagram. There is no VAT - Landlodz is not VAT-registered.

How long does it take to get a title deed copy?

Usually 1–3 working days from receipt of proof of payment, depending on how quickly the Deeds Office record can be matched to the property.

What is an SG diagram used for?

It confirms the surveyed boundaries, dimensions and extent of an erf. Municipalities require it for subdivision, consolidation, rezoning and building plan submissions.

Do I need the erf number to order one?

It helps, but it isn't required. Province, municipality and owner details are usually enough for us to match the property - a suburb or erf number just speeds it up.
