    The service

What a pre-purchase property report is

Know what a property allows before you buy: zoning, title deed conditions and the route to approval. A pre-purchase property report tells you what could stop your plan, and which applications you would need.

It is a planner's professional opinion, written for you. That makes it the step after the Zoning snapshot and Potential report, which are research from public records.

    What you get

    Choose the report that fits

    Standard report

    R 5 000

One residential erf, done from records.

    • The zoning certificate and land use scheme rules
    • Title deed conditions and the SG diagram
    • Overlays such as heritage or flood lines
    • What can be built as of right, and which applications are needed for your plan
    • A written opinion from the planner, with the risks

    Extended report

    R 15 480

Commercial or mixed-use sites, more than one erf, or anything needing a site visit or the approved building plans from council.

    • Everything in the standard report
    • Commercial, mixed-use or multi-erf sites
    • A site visit where the planner needs one
    • The approved building plans requested from council and checked

    Bigger or unusual sites

    Quoted on consult

Farms, township land and large developments are quoted on consult, the same way we handle application types without a published price.

    Not included

    Billed separately

We tell you about each of these before it is incurred.

    • The municipality's fee for the zoning certificate - you request it from the municipality and your planner shows you how
    • A title deed copy or SG diagram, if you ask us to retrieve them - see Property documents for the prices
    • Any land use application the report recommends - quoted separately

    How it works

    From consult to report

    1. 1

      Free consult

Tell us about the property and your plan. The planner confirms which report fits.

    2. 2

      Pro-forma invoice

You receive the quote as a pro-forma invoice and pay by EFT.

    3. 3

      Research

The planner checks the zoning, scheme rules, title deed, SG diagram and overlays - and, for an extended report, visits the site or checks the approved building plans.

    4. 4

      Written opinion

You receive the report with what can be built, what applications are needed, and the risks.

    Billing

    How you pay

Landlodz emails you a pro-forma invoice with the quoted fee. You pay by EFT into the Landlodz company account shown on the invoice, using your invoice number as the reference, and work starts once the payment reflects. Landlodz is not VAT-registered, so no VAT is added.

    Questions

    Common questions

Is a pre-purchase property report the same as a zoning certificate?

No. The zoning certificate is issued by the municipality. The report uses it, together with the scheme rules and title deed, to give you a planner's opinion on your plan.

Does the report guarantee that an application will be approved?

No. Only the municipality can approve an application. The report tells you how likely it is, what it needs and what could stand in the way.
