    eThekwini Municipality planning documents

eThekwini differs from the other metros in a way that catches people out: it does not run one unified land use scheme. The municipality is covered by five regional land use schemes - Central, Inner-West, North, Outer-West and South - each reviewed separately.

That means the first question on a Durban property is not what the scheme says, but which scheme applies. The by-law below is municipality-wide; the scheme documents are regional.

      Link pending - verify

Document links not yet sourced. The five-scheme structure is confirmed, and each scheme is reviewed on its own cycle, but we have not verified stable URLs for the individual scheme documents and will not guess them. Confirm which region your property falls in, and the current version of that scheme, with the municipality's Development Planning department.

Not sure which of these applies to your property?

A registered planner will tell you which scheme governs the erf, which document version is current and what the application actually requires - before you spend anything on it.
